SHORT-TERM RENTAL OF VILLA JULIO DANTAS
These Terms & Conditions apply to all reservations and stays at the villa (“Accommodation”) owned by Cobblestonecourts Lda / Villa Julio Dantas, regardless of whether the booking is made through the website, directly, or via platforms such as Airbnb.

1. Definitions
- Renter: the person who makes the reservation.
- Guests: all persons staying at the Accommodation.
- Owner: Cobblestonecourts Lda, owner of Villa Julio Dantas.
- Agreement: the rental agreement that comes into effect upon confirmation of the reservation.
2. House Rules
2.1 Smoking is not permitted inside the Accommodation. Guests are welcome to smoke in the outdoor areas of the property.
2.2 Pets are not allowed.
2.3 Parties are not allowed.
2.4 Please respect our neighbours and the surrounding community and kindly observe quiet hours between 11:00 PM and 7:00 AM.
2.5 Use of the plunge pool or any other facilities is entirely at your own risk. Children must be always supervised.
2.6 Furniture may be moved during your stay, but please return everything to its original position before checkout.
2.7 Keep windows and doors closed when using the AC, or the heating.
2.8 Kitchen and waste must be left in an orderly condition. Please place waste in a bag in the front courtyard on your day of departure.
2.9 Please treat the villa and its belongings with care.
2.10 At checkout, the villa must be left in a reasonably tidy condition (windows & doors, lights, AC, fans & appliances switched off, towels, dishes, opened food items, waste, keys).
3. Cancellation by the Renter
3.1 Full refund at least 30 days before check‑in. This includes the safety deposit.
3.2 Guests who cancel 7–30 days before check‑in get 50% back; after that, the trip is non‑refundable. The safety deposit will be returned in case of cancellation.
3.3 Any change in the number of guests or travel dates is considered a new reservation and may be subject to the cancellation terms.
3.4 Long‑term stays (applies to stays 28 nights or longer): Full refund if cancelled within 48 hours of booking and at least 28 days before check‑in. After that, the first 30 days are non‑refundable.
3.5 Airbnb bookings: For Airbnb bookings, the cancellation policy accepted on that platform applies.
4. Cancellation by the Owner
4.1 In exceptional cases (force majeure, damage, safety concerns), the owner may cancel the stay.
4.2 Any payments already made will be fully refunded.
4.3 The owner is not liable for any additional costs or damages incurred by the renter.
5. Reservation & Payment
5.1 A reservation becomes final only after receipt of the required deposit and written confirmation from the Owner.
5.2 The remaining balance must be paid no later than 7 days before arrival, unless otherwise agreed or required by an external booking platform (such as Airbnb).
5.3 Late payment may be considered a cancellation by the Renter.
6. Security Deposit
6.1 The owner may require a security deposit of at least EUR 500 per booking.
6.2 Your security deposit will be refunded after the property inspection following check‑out, and no later than one week afterwards, provided no damage, loss, or additional costs have been identified.
6.3 Any damage exceeding the deposit must be fully compensated by the Renter.
7. Welcome Package & Food Safety
A complimentary welcome package may be provided to guests. All included items are offered as a courtesy.
The property owner and management do not assume responsibility for dietary restrictions, intolerances, allergies, or adverse reactions.
Guests are responsible for verifying whether products are suitable for their consumption.
If guests consume opened food or drink items found on the property, they do so at their own discretion.
The owner accepts no liability for issues arising from consumption of welcome package items or opened products.
8. Damage, Loss & Liability
8.1 The renter is responsible for all damage occurring during the stay.
8.2 The owner is not liable for accidents, loss/theft of personal items, or temporary malfunctions of utilities.
8.3 Use of the plunge pool and sports/game equipment is entirely at your own risk.
8.4 Guests must follow all safety instructions provided on‑site.
8.5 If any keys are not returned at checkout, all property locks must be replaced for security reasons. A fixed fee of EUR 1,000 will apply.
9. Cleaning
9.1 Final cleaning is included.
9.2 Additional cleaning or damage may be deducted from the security deposit.
10. Force Majeure
In cases of force majeure (extreme weather, natural disasters, pandemics, etc.), the Owner may modify or cancel the stay. Liability is limited to refunding rental amounts already paid.
11. Privacy
Personal data is used solely for reservation processing, legal requirements, and communication related to the stay.
12. Exterior security camera present
For guest safety, a camera is installed in the courtyard area, positioned immediately behind the main street door. It faces inward toward the entrance pathway, capturing the arrival zone before guests enter the house itself. This placement ensures visibility of anyone entering through the street door.
13. Applicable Law
Local law applies to these Terms & Conditions.
All guests must provide the information required for local tourist registration.
Disputes will be settled by the competent court in the district where the villa is located.
14. Agreement
By placing a reservation, the renter agrees to these Terms & Conditions.
